Not every reno pays off. After a decade of selling homes in Waterloo Region, here are the upgrades buyers actually pay for — and the ones you can safely skip.
1. Kitchen Refresh (not a full reno) Paint cabinets, swap hardware, replace countertops. A $5K cosmetic refresh adds $15–20K. A $40K gut reno often returns only $25–30K.
2. Bathroom Update New vanity, modern faucet, fresh paint, regrouted tile. Buyers want clean and current — they don't need a spa.
3. Curb Appeal Fresh paint on the front door, tidy landscaping, working exterior lights. First impressions happen on the first listing photo.
4. Light Fixtures Swap any fixture older than 2015. Modern lighting instantly dates a home up. $500–800 spend, big visual return.
5. Paint Throughout Neutral tones (warm white, soft greige). Cleans up scuffs, makes rooms feel larger. The single highest-ROI improvement available.
My Approach: Before you spend a dollar, I do a walk-through and tell you exactly what's worth fixing for your home and your target buyer. We don't over-invest in things that don't move the price. What to skip: pool installations, finishing the basement, wallpaper, anything trendy.
